New Silvretta Montafon staff house is being built in Schruns

Silvretta Montafon is building a new staff house next to the valley station of the Zamang cable car: the SiMotel Zamang. It comprises a total of 44 micro-apartments and focusses primarily on sustainable energy supply and construction methods.

It comprises a total of 44 micro-apartments and focuses primarily on sustainable energy supply and construction. The residential units are scheduled to be ready for occupancy at the end of November 2023. The investment costs for the new building amount to around four million euros. The ground-breaking ceremony for the modern residential complex took place on Wednesday.

The company is building a new staff house in Schruns, which will provide space for 44 fully equipped micro-apartments in a sustainable design. The SiMotel Zamang is divided into two wings with three and four storeys. After the SiMotel Silvretta Park, which will be built in 2021 and is located next to the Valisera cable car in St. Gallenkirch, the building is the second of its kind that the company has built for its employees.

Sustainable construction - fulfilment of klimaaktiv criteria

When planning the new staff building, particular emphasis was placed on sustainability and care was taken to ensure that the building fulfils the quality requirements of the klimaaktiv silver rating.The klimaaktiv building standard of the Ministry of Climate Protection is one of the most demanding and at the same time most successful quality seals for sustainable construction and renovation in Europe.The standards of the new timber construction are correspondingly high: a photovoltaic system from Rhomberg Energie with a nominal output of 37.17 kWp is being installed on the roof and façade, covering an area of 187.7 square metres.Special attention is being paid to the vertical façade photovoltaic system."The innovative system is integrated into the wooden façade and has a nominal output of 13.65 kWp on an area of 80.6 square metres - making it probably one of the largest of its kind in Vorarlberg," explains Kilian Zinnecker, Head of the Energy and Sustainability Working Group at Silvretta Montafon. "The special thing about this system is that it 'thinks for itself'," explains Marco Rusch, the energy expert responsible for the PV system at the general contractor for the staff house, Rhomberg Bau. "This means that the system is controlled in such a way that each module can generate its maximum output. This means that the optimum energy yield is achieved even in winter and during snowfall."

State-of-the-art technology

Heating is provided by a state-of-the-art pellet system. Hot water is provided by a solar system on the roof. The SiMotel Zamang is also far below the average of conventional buildings in terms of CO2 emissions: "According to the energy certificate, the equivalent carbon dioxide emissions are 5.2 kg/m2a - we can therefore be pleased about a significant reduction compared to conventional buildings," emphasises Christian Pfister, Project Manager Building Construction at Silvretta Montafon. Martin Oberhammer, Managing Director of Silvretta Montafon, adds: "We also want to inspire with our building and would be delighted if others followed our example. Our aim is to combine a sense of well-being and sustainability in order to offer employees a temporary home. We are looking forward to the first occupancy at the end of November 2023." Gerhard Burtscher, CEO of Bank für Tirol und Vorarlberg (BTV), the owner of Silvretta Montafon, is also delighted about the start of the construction project: "By investing in this sustainable and climate-friendly project, we are showing how important it is to take on ecological and social responsibility. The refinancing of the SiMotel Zamang is planned via a green bond. The design, planning and implementation of the planned new building are therefore fully in line with our 'Spirit & Attitude' sustainability programme."
